The PropTech boom of 2021–2023 produced a lot of funded startups, a lot of press releases, and a lot of disappointed investors. The correction that followed was painful but clarifying. What survived is genuinely useful. What didn't survive was mostly technology looking for a problem.

In 2026, the PropTech landscape is more mature, more focused, and more genuinely impactful than it was at peak hype. Here's an honest assessment of where value is actually being created.

What's Genuinely Transformative

AI-powered property management. The operational complexity of managing a property portfolio — maintenance, tenant communications, compliance, financial reporting — is exactly the kind of structured, high-volume work that AI handles well. The platforms that have built genuine AI capability into property management are delivering real efficiency gains.

Automated valuation models. AVMs have improved dramatically. They're not replacing human valuers for complex properties, but for standard residential stock in well-documented markets, AI-powered valuations are accurate enough to be genuinely useful for portfolio management, lending decisions, and market analysis.

Tenant experience platforms. The expectation gap between how tenants experience other consumer services and how they experience renting has been a persistent problem. Platforms that close this gap — with seamless digital onboarding, responsive maintenance management, and clear communication — are seeing measurable improvements in retention and satisfaction.

Data-driven investment analysis. The combination of better data availability and better analytical tools has genuinely improved the quality of investment decision-making for sophisticated operators. Identifying undervalued assets, modelling renovation returns, and forecasting rental demand are all meaningfully better than they were five years ago.

What's Still Waiting to Deliver

Blockchain in property transactions. The promise of blockchain-enabled property transactions — faster, cheaper, more transparent — remains largely unrealised. The technology works. The regulatory and institutional infrastructure to support it doesn't yet exist at scale.

Virtual reality property tours. VR tours are a nice feature. They haven't meaningfully changed buying behaviour. Most buyers still want to visit a property before committing.

Predictive maintenance at scale. The technology exists. The sensor infrastructure in most properties doesn't. This will matter more as new-build smart homes become a larger share of the market.

The Consolidation Opportunity

The PropTech correction created a consolidation opportunity that the most capable operators are exploiting. The best technology is now available at more reasonable prices. The vendors that survived are more focused on delivering actual value. The integration ecosystem is more mature.

For property businesses that haven't yet invested seriously in technology, 2026 is actually a better time to do so than 2022 was. The hype is gone. What's left is useful.

What This Means for Property Operators

The property businesses that will outperform over the next decade are the ones that build genuine technology capability — not by chasing every new PropTech trend, but by systematically identifying where technology creates real operational value and investing there.

The fundamentals haven't changed: location, quality, management. What's changed is that excellent management now requires excellent technology. The operators who understand this are building advantages that will compound for years.
